Not every leak means a new roof. Not every "looks fine from the ground" roof actually is. Here's how we decide.

Replace when: 70%+ of shingles show granule loss, decking is sagging or rotted, the roof is past 20 years old, multiple leaks span different planes, or insurance has totaled it for hail.

Repair when: damage is localized, the roof is under 15 years old, flashing has failed but shingles are intact, or a single storm event caused the issue.
